The house

This home is a classical example of an original farmhouse that was extended over time. When a family would grow pieces would be added on, creating a sturdy building with many impressive weight bearing walls and spaces. Luckily in this case the various rooms came out quite spacious which definitely makes it more liveable than many other homes. The ground floor features two former stables which harbour the kitchen and dining area, both equipped with a fireplace and doors connecting to the garden and pool. A large storage and boiler room room provides more than enough space to stock up or store personal items in case one rents out the property. At the back a studio room was added as well as a bathroom which connects to a room currently in use as guest room.

The first floor harbours an ample double sitting room with direct access to the garden and a stunning view of Todi. To the side lie two more rooms of which one features an ample en-suite bathroom. The second floor features a mezzanine was left after part of the ceiling was removed and doubles as a cosy reading area. An spacious bedroom with ensuite bathroom complete this floor.

The work

It is becoming rare to find such a lovely authentic old farmhouse which has not been ruined by a previous renovation or already completely redone. Thought liveable as it is the house would definitely benefit from some modernisation. The extend of such intervention obviously depends largely on your needs and wishes. It is easy to imagine how a new kitchen will enhance the large space and add a contemporary twist as well as convenience.  The bathrooms, exterior doors, windows and shutters might need replacement and for year round living roof insulation would be a really good idea. The land

Included in the sale are 4.5 ha of land divided between garden and olive groves. Around the house the land is level and after the pool it slopes down towards the valley south of the building. The views in this direction are absolutely fabulous.

The surroundings

Situated between Rome and Tuscany Umbria is a quiet and tranquil area. Todi is a pristine and much requested territory and the real estate market is overall quite stable and on the rise. The hilltop town has a long history and dates back to the Estruscan era. The historic center is a medieval treasure and the city offers plenty of restaurants, bars and other facilities. Other interesting places that make easy day trip destinations are Orvieto, the cities and vineyards of Montefalco and Bevagna, bustling student city Perugia and Assisi. The nearest international airport is Perugia.
