The area
Located in the Fiera Portello area, near City Life, one of the most modern districts of Milan, this apartment really enjoys a privileged location. The district stands out for its contemporary architecture and offers an oasis of greenery in the Portello Park, ideal for relaxation. In the evening, the neighborhood comes alive with a variety of nightclubs and restaurants offering diverse dining and entertainment experiences. The proximity to the metro ensures easy acceess to all other parts of the city.

The apartment is equipped with central air conditioning, which is active and available only from the 15th of June to the 15th of September.

Living room, kitchen and terrace
The strength of this house is its spacious terrace, ideal for outdoor dining and relaxing moments in the private jacuzzi. The bright and spacious living room offers a comfortable sofa in front of a flat-screen TV. Large windows lead to the terrace, allowing natural light to create a cozy atmosphere. The kitchen is modern, fully equipped and includes a table for meals.

Bedrooms and bathrooms
The main room is spacious and cozy, with a double bed and a direct access to the terrace with jacuzzi through a French door. The second bedroom has two single beds, a French door and a comfortable desk for studying or working. The first bathroom has a modern shower, while the second offers a luxurious shower tub for moments of relaxation. Both bathrooms include bidet and toilet.

HOUSE RULES
Our prices include Residence Service with assistance and include: VAT10%, utilities (electricity and gas up to a maximum daily amount), check-in assisted by (hidden) Staff, internet Wi-fi. You do not have to pay condominium fees or agency fees.

SANITIZED APARTMENTS. We use professional products and procedures to sanitize our apartments. Professional sanitation certificate.

Tax excluded from the price:
For stays of 30 nights or longer, during the check-in, a short term tenancy agreement will be stipulated. In order to properly register the contract, the payment of a stamp duty (equal to 32) and a registration tax (equal to 2% of the rent with a minimum of 67) will be needed - only half of this amount will be paid by the guest. There are exemptions in case of application of the tax withholding (cedolare secca) fiscal regime.

During the check-in you must show the Italian Tax Identification Number, in addition to your Passport and Identity Card. If you don't have it, you can ask for it at the nearest Italian Revenue Agency or your diplomatic offices in Italy (more information: (hidden)).

Security deposit
We remind you that on arrival day will be required a security deposit, must be done with credit card, which will be refunded within 72 working hours from day of departure.

Check-in time
The standard check-in is between 3 p.m. to 9 p.m. Late check-in from 9 p.m. to 12 a.m. - 30.

Final Cleaning Service
You may have to pay a fine starting from 30 if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean (hob with no meal leftovers and/or dishes and tableware to wash); dispose of trash properly.

Utilities
The utilities are included up to a maximum daily amount in order to respect the environment.

Rules
Smoke is forbidden even with open windows. Electronic cigarettes are not allowed as well. Any kind of drug is forbidden.
It is forbidden to host during the night people who havent checked in. It is forbidden to make noise from 10 p.m. to 8 a.m.
