All'esterno si passa sotto un porticato ove alla destra troviamo quello che era la cappella del monastero.
Da questi particolari, l'uso dei mattoni per le parti finestrate, le pietre squadrate a scalpello ci fanno capire che non ci troviamo di fronte ai resti di un edificio di umili origini.
Sulla parte superiore e posteriore, vi è la vasca di raccolta delle sorgive, ne è visibile il muro sul lato dove è posto il pozzo.
Data l'ottima posizione, rialzata rispetto al fondo valle, e la già citata esposizione solare, fino a sessant'anni fa la produzione vitivinicola era il fiore all'occhiello dell'Oliva.
